Gifts of Real Estate

Gifts of Real Estate

When are the circumstances right to donate real estate and other appreciated properties to Methodist Causes? Three circumstances come to mind:

  1. When the property has significant long-term appreciation and the owner would recognize a sizeable capital gain. You can reduce your tax burden.

  2. When the real estate property can be easily liquidated with minimum chances for incurring additional expenses. You can benefit from savings that comes from relief of the maintenance of your property.

  3. When the real estate can allow you to achieve significant charitable and social goals to benefit others. You can help those Methodist families and individuals in need.

The above circumstances have given leadership at Virginia United Methodist Foundation the vision to form a new subsidiary. We are pleased to announce the formation of Virginia United Methodist Real Estate Management Company, LLC (‘REMCO’).

The mission of this new entity is to assist donors with transferring personal assets or real estate to Methodist churches and affiliations of the Virginia United Methodist Conference. We are pleased to be able to provide beneficial tax results and savings derived from gifting options. In addition, our experts can oversee management of  properties on behalf of owners and maintain consistent standards and requirements in accordance with owners’ desires. Although we cannot provide financial or legal advice, we are always willing to discuss the advantages of real estate donations. All prospective donors will have significant flexibility while assuring the gifts obtained will support their wishes.

Who should donate?

Those individuals who wish to help their Methodist churches and communities in which they live.

Those donors make a positive difference in the lives of others who may be less fortunate. Most importantly, the real estate donation helps to benefit the many missionary causes that we as Methodists support within our communities.

Properties that Support Methodists’ Missions:

The gifts may be a principal residence, secondary home, a farm, commercial building, undeveloped land, or security assets. Before accepting a gift of real estate, we will consider whether or not the property adheres to REMCo’s gift policies.
